How to price a house for rent?

Hi,

How would you guys go about pricing out a house for rent. My place is 6 miles from the WB of the Delaware (in Deposit NY). It sleeps 7, has satellite, hot tub, etc. I'm just curious to any suggestions on what I should ask.

List it with a real estate agent. A local agent will know prices and can help in other ways like background checks, rental agreements and the like.

I'd start by looking for comparable houses on rental websites like vrbo.com and see what they're going for.
 
you should consult the local real estate people..... $750 per wk during prime time sounds like a bargain to me.... also you will avoid most renting hassles by holding a shitload of security, even if you hold it on a credit card which is quite simple, and if you rent it to only people over 30 years old... I have a ski in - ski out property in Mt. Snow that i rent out many weeks over the winter, never had a problem but, I do use a local mgmt company.

I'm going to do that. Anyone do business with any reputable real estate agents in the Deposit area? Doesn't dealing with agents pose it's own problems, though? If some 20 year old gang bangers from the South Bronx go to the agent and want to rent it, then I have to, correct?

Not really, you can always ask for references, slow the process down, keep asking for information from the prospective renter, dilligence on your part is legal, most renters have a finite amount time before they book a vacation, you don't. If you make the process difficult for someone who you believe may be unsavory they will move on. And, the reality is if you will only draw renters from those whom it is advertised to, or made aware of. Quick true story for you, I had a renter in a rental property that I owned a few years back, she was a section 8 welfare queen, "fat white chick". She was an excellent tenant for a few years until some loser started shacking up with her then things deteriorated, neither worked, thay sat and watched jerry springer all day, of which they could have easily been guests, and the whole thing came to a head one day when the scum bag she was shacking with decided to drive his car around the lawn of the complex, I got a call from the super, went there the next day to get the scoop, and the jerk started giving me shit, which of course i took none of. The next morning, around 6AM after a couple shots fleischmans, a coffee and an egg sandwich, I went to the property opened the door threw their shit out the front door including them, they called me every name in the book, the boyfriend even tried to get a little tough, they told me i would get sued, she called the cops, i called one of my buddies to help me with the larger furniture which stunk like ass and cigarettes. End result was their shit got picked up about two days later, the police wrote a report, I gave their security back, had a new tenant within a week. I did get a call from a HUD representitive telling me what i did was illegal I said, "so what, if you are that concerned let them stay at your home because they got kicked out of mine", we of course had an argument, and i never heard another word about it and it was over 7 years ago.

You can decide the weekly rental rates in relation to the cost of the property and how many years you would like it paid off in. i.e. a $250,000 house to be paid off in 10 years would come out to $480 a week. You can raise it for higher demand months and add fees or maintenance or whatever. I don't know just throwin it out there.

So after it is paid off, the rent is free? I'll book the 2nd week in May, 2030.

Your math works assuming he has an interest free loan, i'll take one of those and a few shares in the Brooklyn Bridge if you tell me where i can get one.
 
I wasn't sure if interest rates on mortgages are fixed or vary year to year. If it is fixed you can calculate it into the cost of the home, if it changes then you can add it to the cost every year. My point was you can decide on a rental price based on how much you paid for the home and how quickly you would like to see a return.

TT, interest rates are as low as their going to be now from my understanding but here is something even better than 0 interest...7 Towns Where Land is Free - Yahoo! Real Estate
