30 Acres, Trout Stream Frontage

Once-in-a-lifetime opportunity to purchase 30 acres of beautiful forested land with major trout stream frontage and located near the edge of the Allegheny National Forest in Pennsylvania. This land is ideal for a permanent residence, recreational use or holding as an investment. It is very rare to find acreage along a first-rate trout stream. There also is excellent hunting and much wildlife in the area.

The water is cool and clear all summer long, and there are a couple of nice swimming holes on the property. The fishing is superb for both stocked fish and stream-bred brown trout. Even though it is along a major creek, almost none of the land is subject to flooding. The land is about three-quarters wooded, with many mature pines, hemlocks, oaks and cherries. There is some wetlands, which is great for wildlife. About two acres are in lawns, gardens and an orchard. There are apple and pear trees, 18 blueberry bushes, grape vines, and thousands of daylilies and irises.

Water is by an artesian well that has never dried up. Close to the Allegheny National Forest, a mile from a large State Game Lands tract, three miles from the Allegheny River and six miles from Oil Creek State Park.

I see the condition is 'like new', < 1 month. I hope so, since I can't stand fishing on anything that's been around for a long time, like all the other rivers you typically see around here. I also see shipping is available. Can I get this overnighted? If I'm not home to sign for it, tell FedEx I'll leave the screen door ajar so they can just pop it in there. I'm looking to get some good fishing in tomorrow morning, but don't want to have to drive anywhere. If you don't mind, could you throw in whole bunch of No Trespassing signs, or better yet post the crap out of the whole thing for me before you ship it? All you NJFlyshing guys can come on over anytime though -- you don't even have to ask.

I dont see the point of everyone being so saracastic of the situation, is a guy offering a place up on a TROUT STEAM on a TROUT FORUM that weird as to be made out to be a complete joke like u guys have made it seem? I guess you have to earn your stripes on this site and post atleast 100 times to get any credibility in your posts. $125,000 isnt to bad for any fishing property you can look all along the delaware and not find a single cabin for less than that so maybe some of you guys that bitch about wishing you could get out more but have "the wife" "the kids" " the job" or whatever could use this to actually get out there instead of living your season through the pictures of other people's fishing adventures.
 
Personally, this sounds like a heck of a deal. I don't particularly agree that a person's first post should be sales post, but if I was selling something fishing related, this would be the first place I would look. It seems this post was well thought out and descriptive, and I would offer the seller good luck with it. I feel some of us are just bashing it because we can't afford it, and thats just not what this forum is about.

Like McAwful pointed out, that particular post set off the spam detector, so we're just having a little fun, but there's a semi-serious side as well. I don't know EagleRock but when someone's first post ever to this board is something like this, I'm suspicious.

In another situtation I have seen a different bulletin board which was once a very valuable source of information get completely swallowed up by spam postings. The story went like this... a few wierdish posts for somewhat tangentially related items for sale by new posters started showing up. That was like inviting the vampire through the door, because next thing stock 'tips', refinancing your mortgage with no questions asked, and Ciallis crapola flooded the whole thing just like our recent rash of 100 year floods. Like I said, that situtation was a little different: it was email-list based (so we were all getting all of these posts as emails individually) so that aspect made it worse.

I think the Stuff for Sale works well when it's stuff from 'real' board posters. Pontoon boat from Dennis? I'd look at that. DaveTheTrout's used smallmouth rod and reel combo? That's good too. If a member I recognized (or even someone who was at least a member for some time) posted something about real estate, I'd take that seriously too. But real estate postings from a guy who registered today for the sole purpose to post that??? That's when I sense stage 1 spam cancer, and I'd hate to see it progress beyond that to being a regular thing. My sarcasm is directed at that.

  • When I did a google search of the phone number, I got a dog trainer, NOT a realtor.

    When I Googled the e-mail address, I got some posts by a dog trainer who occasionally sells stuff on the internet, but no real estate offers.

    When I Googled "beautiful forested land with major trout stream frontage", all I got was this topic.
As to first time posters, offering stuff for sale, see the discussion at http://www.njflyfishing.com/vBullet...suggestions/t11537-suggestion-stuff-sale.html . I was under the impression that restrictions were in place, but something slipped (or I misunderstood).

I can't delete it now, we'd lose all the humorous replys....

I just read rford's latest fishing excursion up to the Delaware River, and fishing with other's at arms length is fun... Why have a stream all to yourself? It is much more interesting and testy when you have to watch your fly and the guy to each side of you close in at the same time. The only thing missing would be dodging drift boats passing by.

Besides, it is not 125 guys fishing 1/4 mile of the stream.. there are TWO SIDES to every stream, so it would be ONLY 62 on each side of the stream (I'll be home).

So in conclusion Pete, think of it like NJ opening day in PA.

I expect your $1k in the mail this week.

As always, looking at the stream as half full.

Yes, streams have 2 sides, but it's only 50' wide...

That ad might be spam, but Skim's idea is a great one. It would be awesome if we could parlay this site into a fishing club. Even if there are 125 members of the club, we'd just have to set up rules for making reservations or something like that. If we all chipped in on some property somewhere it would certainly be affordable.

Although I'm a firm believer of nothing being impossible, I will say that I've taken quite a few steps to eliminate posts such as the ones you mention above. Since I've taken these measures close to a year ago, we haven't had 1 registered spambot. This is one of the many reasons we pay a premium for the software's used to run this site. It's the best on the market. It's not perfect but it's 1000* better than the next best product. I receive countless emails each day from another site that I'm an admin on from new registrants. Since Monday, there were 43, All Spambots, and the week is not over yet.

Another system I put in place... Since real people at times do come to the site for the sole purpose of spamming us, new users cannot post links until they've shown us that they are respectable people. This is the backup plan for the aforementioned, and it's been working. :)

That said, when a new user like the originator of this thread comes along, I don't let it bother me too much. If you like though, we do have another option... If a new post gets enough negative responses, the post can be closed and/or moved to a moderator queue. This leaves you to be the jury. I'll see if I can dig this one up. 12 bad votes and the thread is dead. Hey, I'm a poet and didn't even know it.

If you're gonna collect the cash, it's better spent on the D. Here's one:

50 wooded acres (yes 50) and almost a quarter mile of frontage on the river(in the "Hancock area" so not sure if it's the West Branch, East Branch or the Main Stem)- $130,000. 15-20 guys could chip in; hell, it's the price of a new "weenie wagon" ...err... drift boat, each. Think of it...years and years of wading access. Of course you'd have to pay taxes every year and buy a truckload of "posted signs" (that's what you Jersey guys do first, right?) :)

I would ahve to say that all Jersey Guys dont close their property off to the locals up there.. I personally now own property in Thurman and do not feel I fit the general description of your "Jersey Guys".. I guess their must be a bunch of bad apples in this state doing you wrong to feel that way,thats lame.

Don't get offended by my "Jersey Guys" crack. There have been posts here in the past about people coming up here, buying property and posting it. I believe it was part of a thread where people were complaining about a lack of access to the system. People had to buy property to get access, but then they posted it and created MORE lack of access for everyone else. NY, PA or NJ residents, this phenomena has no borders, but my "Jersey Guys" comment was just a wise crack aimed at the "center of mass" here on this board.

Besides, if I really wanted to make cracks at you flatlanders, there are plenty of better topics to bring up... :)

In all seriousness, I think it would be great for a BUNCH of guys to get together to buy in to the area and secure access(even if they did post the land). These twenty guys, when they came up to fish would be MORE likely to fish THEIR property(which was probably off limits to all before, anyway) and they would be LESS likely to be cramming into places where us poor slobs without access, would be fishing.

I sold 20 acres two years ago for $250,000.00, 1000' of river front, main stem. This was considered a low price for river front.
