Cape Code Flats

Heading out to Cape Cod, MA for a long weekend this weekend, and was reading about being able to sight fish the flats with a fly rod. Does anyone have any experience/advice on this?

If memory serves, you need a boat to access the flats. I could be wrong as it's been over a decade since I last fished up there. But some guides specialize in sight fishing the flats up there.

Know a guy who fishes the flats quite a bit. Yes, much better with a boat.
