buying land for fun

Fishizzle, I use worms but I'm looking to upgrade!
This is a question for all you guys who traveled to distant rivers to fish, or perhaps the guys who live in some great fishing area.

I am looking to purchase a piece of land to build a camp for recreational use by my family and close Friends. I am looking for suggestions to areas, rivers, real estate costs, and area growth. We live in Somerset county NJ and would like to keep it from 4 to 6 hours away.

My thoughts to date are of the Pulaski area. Before leaving to come home this past Monday, I had a real estate agent show me 2 beautifully 5 acre lots in Altmar near the hatchery. Before I lay my money down, I thought this would be a great place for additional opinions, because I know you guys are full of opinions!!

Yes, for the money, I think the Pulaski area would be a good choice. Land is still relatively cheap up that way, and when the housing boom hits there (as we all know, the housing boom ALWAYS hits everywhere at some time, at least in the East), your property value will skyrocket. If you're just looking to camp on the plot of land, or put a trailer on it, it sounds like a wise investment. Maybe you can even rent it out to anglers in the fall when you're not there, to make extra cash.
 
If it were me I would go with Pulaski. Where else around here can you fish for Kings, Cohos, steelies and MONSTER browns! If you were looking for somewhere a little closer what about good ol roscoe. Many different rivers to choose from and your right by the D. If you don't mind me asking, what are they looking to get for a 5 acre plot in Pulaski? I was up there just a couple days ago and found a house right on the SR for sale. Must be nice!

It sounds to me that you are you thinking of starting a cult? If you were not limiting it to a 4-6 hour ride I would say Montana. My close friend and I have always thought Montana would be an excelent place to start a cult/camp.

As for the Pulaski area I think they have really been expanding the Altmar area. The last two times I fished the upper fly zone I came back to a car with a flyer about the same house for sale in the Altmar area.

Pulaski is and always will be an economically depressed area. Even during the housing/land boom of the past few years nothing changed in that region.

Just take into consideration that other B&B's, fishing lodges from late September to November you will be busy, the remaining months, shoveling snow and watching your grass grow.

Where can you buy a 3 bedroom house and 2.5 acres of land for $129k ? $6,000 down and $740 a month for 30 years....

And in SJ (Cumberland, eastern Salem, and northwest Cape May Counties, to be exact). When I was looking for houses earlier this year, there were plenty in that price range down here that met those size requirements. :dizzy:

You can pick up 5 acres off the river around 20 to 30 thousand. Not bad I thought. I looked at 2 beautifully lots up river near the hatchery.

I fished the Altmar area this past Monday and had a great day at the fly fishing area. Also the lot I looked at where in that exact area. I got a very nice feeling being there.

AK how well do you know Pulaski area? Whats the deal with the economy? Why so depressed?

Mike, buy quick because 188 people have already viewed this and some like me are discussing the idea with the wife and relatives. Keep good ideas, like good fishing spots quiet or you may just kick yourself in the butt. This could go from forum to forum and just like that 5,000 are thinking about your good idea overnight.

With 2ft of snow up there today (well, in Buffalo, anyway), THAT is why you don't buy a house to live in up that way!!!! A piece of property to camp on or to park a trailer, yes, but to live, NO WAY!!!! :dizzy: :cold:

Yeah,
I have been up in Old Forge NY, (luckily on a snowmobile trip) and woke up to 2 feet of snow many times. I don't thinks I could ever live up their full time.

I just bought 5.6 acres on the E. Branch of the Delaware River in East Branch, NY (part of Hancock Twp). I know that some lots are still available AND for less money than I paid. Let me know if you are interested and I can put you in touch with the right person.

BTW...I fished in Altmar last week and had 15 strikes and landed 7 steelhead. IT was a great day! I was with a guide, btw.
