    Spen to College Fund!!

    I noticed in the May issue of Fly Fisherman (page 61) that there is a very attractive portion of land on the West Branch for sale. 37 Acres for a paltry $2.7 MILLION. One half mile of riverfront , suitable for development! And the best part is that the price is negotiable. Start the bidding!

    That's less than 73K per acre. How much is an attractive acre or water front in NJ?

    Organizations bi*ch and moan about 'protecting the habitat', flows, temps, etc. Someone, sooner or later, with disposable income will buy this property, tear down all the trees and bushes along the bank and build a few nice homes with well manicured lawns. That should add to the 'quality' of the fishery with additional run-off of fertilizers, lawn chemicals, waste, eroding banks, lost cover, less ground absorbancy, etc.

    If you're going to drop that kind of coin you may as well go all out and pick up the Point Mountain property instead. 78 acres with frontage on the East and West Branches at Junction Pool for 3.9 mil.

    Best buying in the Keys where you'd have year round fishing.
